1. HOW MUCH DOES A SEARCH COST?

A search costs Ugx. 10,000/=

2. WHERE DO I GET ASSESSMENT FOR LAND TRANSACTIONS?

At the former DFCU Bank Town Hall branch next to the KCCA main entrance.

3. HOW AND WHERE DO I PAY STAMP DUTY?

Take your documents to the Uganda Revenue Authority (URA) office at Diamond Trust Bank for assessment. After assessment, pay the stamp duty and ensure that you obtain a stamp certificate and a bar code.

4. WHAT DOCUMENTS DO I NEED FOR THE DIFFERENT LAND TRANSACTIONS?

The different documents required are as follows:

A search letter/form and evidence of payment of search fees.

A properly filled and witnessed transfer document/form, a consent form, copies of the identification documents and passport size photographs of the transferor and transferee, evidence of payment of stamp duty and transfer fees.

At least two copies of the mortgage deed/agreement, passport size photographs of the mortgagor and mortgagee as applicable, and evidence of payment of stamp duty and registration fees.

At least two copies of the caveat, passport size photographs of the caveator, and evidence of payment of stamp duty and registration fees.

Withdrawal of caveat document, evidence of payment of stamp duty and registration fees.

Release of mortgage document, evidence of payment of stamp duty and registration fees.

Application accompanied by statutory declaration, passport size photographs of the registered proprietor/applicant, and evidence of payment of stamp duty and registration fees.

Application for substitute certificate of title addressed to the Commissioner for Land Registration, certificate of title.

Application to replace certificate of title and evidence of payment of title charge.

Court decree/order, evidence of payment of stamp duty and registration fees.

Lease agreement/documents, passport size photographs of the lessor and lessee and evidence of payment of stamp duty and registration fees.

Cover letter, certified copy of letters of Administration and evidence of payment of stamp duty and registration fees.

Mutation forms, deed prints and evidence of payment of title charges

Deed prints and evidence of payment of title charges.

Surrender deed and evidence of payment of stamp duty and registration fees.

 No. The land registry only handles original documents and/or properly certified copies of the original documents.

6. HOW LONG DOES A TRANSACTION TAKE?

You should get communication in 3 days about the status of your request, however transactions time varies.
